Nylisha Gilbert I will say it will be much easier and less of a headache to buy a rental there now and get all your people in place before you move than it will be to regret not doing it and trying to do it from across the country. I know nothing about the NJ market so I can't say whether you are better off buying here or buying where you are now. I would suggest checking out the markets here and seeing if there is anything comparable to NJ. Don't hesitate to reach out either.

Welcome to BP Daniel Ahern You have certainly come to the right place! I love your goals and it sounds like you will do very well this year! There are so many options in what market to invest in, and you will hear a lot of different ideas on how to invest your money. Here is my take: One of the biggest downsides to the LA market is it is so expensive to get into. You have the luxury of being able to get into the market here. You probably won't get 2k per month here, but you will still cash flow well while having assets in one of the top markets in the U.S. Don't write off LA just because you hear people, especially on BP, complain about how hard or crazy it is here. There are success stories everyday.

Josh Lowe I would advise you to join a brokerage that is focused on education. You got your license which is a great start, but do you know how to sell real estate now? I know I didn't. You have a lot to learn still and getting the education should be your priority. I am a big fan of KW. They win awards for education and have a great commission split system.

Chris H. I would agree and point you toward house hacking a 2-4 unit. You can get a FHA loan, 3.5% down, and potentially live for free. When you buy your primary residence in a couple years you will move out and have a cash flowing investment. I know there are opportunities for this in your area.

@Jill Williams welcome to BP! It is important to find an agent who is also an investor. An agent who just works with owner occupants may be great at negotiating and finding the perfect forever home for a family, but it takes a different mindset to work with investors. Just ask questions, you should be able to find out if they know anything about investing if you ask the right questions.

I work with investors in Pasadena and would love to hear more about your goals and the type of investing you are looking to get into. Be it buy and hold, flipping or whatever.

Investing in LA absolutely has its advantages and disadvantages. The advantages being high appreciation and high rent increases. But some would argue that is not investing, but speculation. The disadvantages you already listed.

I am a big fan of finding the area that matches your investing style and budget, and it is very possible to find those are here in SoCal. I invest in vacation rentals in the Palm Springs area, and it has been a fantastic niche for me.

You said you wanted to buy and hold, are you looking at SFR or MFR?
