@Monte Blunk I have a 3 bedroom airbnb in Salt Lake and I have no off season that I have noticed. I only promote it on Airbnb and I allow them to adjust the price as much as they want so it stays booked. Since doing the smart pricing I make much more money. I have listed a few times on VRBO but dont want to maintain two sites for the listing.
Do you allow Airbnb to adjust your price that much? During the summer I get a lot of traffic to my unit from Asian tourists on their way to Yellowstone. You could try and find a good way to market it to that group during the summer also.
Where is your unit located in Park City? I live in PC and have been curious how some of the VRs do there.

@Tiago Alencar I assume you will hit the first 100 people a second time but just with a slightly different message. From what I have learned so far you need to hit the same people about 5 months in a row to get good response.

@Josh B. yes you should house hack in SLC. I live in Pinebrook/Park City. My first home was bought in Sugarhouse and it was a house hack. You need to get the 3.5% down and also have a w2 that will support the payment. The bank will not care about the money you make from renting out the other rooms.

@Jim D. Their isnt much out there on the MLS. I am a realtor in Utah and I search daily. I am thinking direct mail or drive for dollars is the best way now. @Scott T Buccambuso

I bet it will value out at 1.5 to 2.0 x annual income. I would talk to a CPA or business broker to comfirm.

I have mine on Airbnb primarily. I set the framework of how much and how often I want to book and they do the rest. I have used VRBO twice so far and it is nice that the calendars will since but I still prefer Airbnb for the simplicity of the plat from.
