Cheap properties often end up being the most expensive and least profitable. High maintenance, high vacancy and low appreciation but look great on paper for cash flow if tenants actually pay the rent. Not recommended.

I would be less concerned with “good prices” and more concerned with not buying in a bad neighborhood with high maintenance and high vacancy that looks good on paper but turns out to be a nightmare……

If you’re just looking for a good, relatively safe return on your cash I would suggest first trust deeds. I’m currently getting 8.75% with a company I’ve used for ten years.
