I always charge slightly under market rent and never negotiate. I never feel the need to have any discussion about it. I always buy in very desirable areas and have no problem finding another tenant if necessary.

In my not humble opinion, wholesaling for most people is a huge waste of time and energy. Save money, educate yourself and then get into the game.

Raising rents shouldn’t be considered a “woe.” It’s one of the best things about owning rental properties. As others have said if you raise rents yearly you won’t find yourself over time losing a lot of money due to rents being too low. Run your rentals as a business.

I would rent to Jack the Ripper if he paid the rent on time. Who am I to judge?

Cheap properties often end up being the most expensive and least profitable. High maintenance, high vacancy and low appreciation but look great on paper for cash flow if tenants actually pay the rent. Not recommended.
