Agreed with the above statement. There are plenty of areas that fit that description in the city. Areas that I invest in that for that criteria would be East Kensington, areas of West Kensington, Olde Kensington, and Port Richmond.

I agree. Ive bought properties in cash in my name alone without my wife needing to sign any documents.

When does the lease expire or is it month to month? Are there any variances on the residential zoning to make commercial legal in Atlas? Did the previous owners have a rental license for both units? 

Id personally spend a few bucks and talk to a local RE attorney. I have one in Philly if you need a connection DM me. 

There are thousands and thousands of new units FWIW.

I only own one lot in Philly so I know very little but

1) Area but thats a given

2) Zoning. A new wrinkle I still havnt seen the map of is a new zoning classification RSA-6. RSA-6 districts are anticipated to spawn within RSA-5 neighborhoods to prevent over-development and to preserve their architectural characteristics. I.e. you can only build a 2 story home and that lot is now worth less if it gets rezoned. I think if you have plans already signed off you can continue with them but unsure the details  

3) Frontage of lot and total sqft.
4) Is it street to street?
5) Whats next to the lot on all sides. 
6) Is it a corner lot?
7) Ability to add parking. Plus if theres no parking on that side of the street and you have the frontage/side/rear to add it.

What was your plan going into this property? Is long term or mid term rental a possibility? Id be weary to rely on anything AirBnB in Philadelphia with the potential law changes coming unless you have a CMX2.5/3 zoning (may want to double check if thats still the correct zoning being proposed)
