I live just inside 635, and have rentals in the area (and elsewhere in DFW).  Care to post the listing?  Happy to take a look.  Either way, the point Bruce made about units coming online is very true, especially in the Tollway corridor.

It depends. If you're buying distressed, then you're likely paying everything. Your closing costs from the HML should be pretty straightforward -- points are simple but expensive. From title, maybe $1000 for everything should be more than enough to cover it.

Maybe more details about the deal would help with a more specific answer.

This house is in great shape, and doesn't appear to need anything except new counters and paint (that jungle mural might be great for a kid though).  

I'd move on if I were you.

Trulia is pretty good, and can give you an idea of whether you're looking at retail/commercial space crime vs residential.
