The safest and fastest way to learn for me was become a wholesaler. It is risk free and when teach you the aspect of both flipper and buy and hold investor. I started as a wholesaler and now switching from wholesaling to rehab and owning myself.

Hello BP,

I am trying to rehab a house and looking for a GC in San Jose, CA. The house I am trying to rehab is 1040 square feet and pretty much need everything since it was built in 1960. Please let me know if you are or know any great contractor.

Don't join the Kent's system. I got recommended and joined his system for coaching and everything. It costs me $3770 to join and they guarantee that I will received my money back if it doesn't work for me. The coach told me to use the system to its fullest potential but then when things doesn't work out for me. They told me that because I used the system so they can't give me my full refund back. They only refund $2800 for me and told me that they can't return all my money because I used the system too much. As far as I concerned, they have tricked me for my money because when I asked for my refund, I didn't get any reply at all. I have to get the one who recommended the system to me involve before they even talk to me. 

I will keep bugging them and the people who recommend it to me until I get my full money back. Then I will never ever get close to real estate world wide again.

Hello guys,

I am currently working on a land deal in Santa Cruz county that had some timber wood on the land. I would like to wholesale it but don't know any land buyer (I never work on a land deal before). Can someone show me the way on how to evaluate the land and the wood? How do I find land buyer? Does wholesaling land the same with wholesale houses?

Hello Ryan, For retail, cap rate should be between 5-9% and apartment bulding is 10-15%. Use that to figure out how much the building is worth.

Edward Rhoads I dont understand your duplex Edward. Usually duplex has a 10-14% cap rate. If you have a mortgage of 50K and spent total of 60K then you spent totally of 110K. Investor look for deal about 25% off. Which should bring the value of the house to about 137K. Shouldn't your cashflow should be about 13K? What part of the analysis did I missed?
