It doesn’t look like we are getting a crash anytime soon unless Trump somehow loses later this year. For every investor who thinks it’s time to get out, there are 2 trying to get in.

That was a huge undertaking for your first flip. It should have been about 10x cheaper and in a different market with no silent investors. No amount of learning/mentors can prepare you for the real thing.

Find a way to finish the job properly. Cash out refi your cars, credit card cash advances, whatever it takes. If you foreclose, you won’t be getting financing anytime soon.

Do you guys recommend anyone similar to yourselves in the Volusia County area of FL? Was thinking of making a change.

@Terry Z. It may not be a deal breaker for everyone, but most buy/hold investors like to have the mortgage covered by the rent upon purchase.

Having read your other responses about it being vacant now and you can only get $1,300/mo, I would unload it if the buyer is still willing to take it for $176k. The fact that it’s vacant now may be a deal breaker for the buyer though.

Interesting read. The only marketing I have ever responded to is a text message. Quick and easy. The voicemails are awkward and annoying. The mail offering to “Pay Cash!” is annoying too. I know you probably don’t even have the cash to buy it if you had to, so just be honest about your intentions. Obviously all of these methods work in certain situations.

@Allan Smith What I was thinking as well. If I was dealing with Toilets, Tenants, and Termites all day, the last thing I would probably want to do is browse BP. Respect for the ones that do though. 👍

Thank you all for your feedback. Yes tenants are complaining, VT law says 30 days notice which I have given but the tenant swears up and down that it isn't them. If they were smoking outside, the odor would quickly dissipate and would not permeate the building envelope and infuse into the other units.  People that have experienced the smell coming through the walls via the interior voids will tell you it is quite potent, persistent and annoying. And, once more, against the lease.

 Not sure how much Marijuana you have been around, but some smells terrible and all of that can happen without smoking it inside. You guys are asking for lawsuits evicting people without proof.

When you have 50+ doors or 100+ doors, would this even cross your mind to worry about? Especially in an area where it’s legal. That cheap skunky weed can stink up a whole complex without even being smoked so she could be telling the truth anyways. The neighbors complaining about the smell should have thought of that before they voted for it.
