@Adam Juodis - I just had a similar situation at a fix and flip house. I went over tile in kitchen rather than pulling all the old tile up. I used cortec and it looked great and is very durable. It's a little more pricey than Allure but I was using in a $250k flip and needed a higher end finish. I would use click lock rather than adhesive strip but either way you should be fine. Good luck.

@Brent Causey - Great job- makes all of the sacrifices worth it.

@Dante Pirouz - Great job negotiating. Numbers look good. Best of luck with this portfolio.

@Ryan Crowe- My advice would be to get rid of the student debt. You could lose money investing and the debt would still be there. Student loan debt never goes away(bankruptcy etc). Pay it down or off and with your salary you will be able to save to invest in the near future. House hacking may be a good way for you to start investing with an FHA loan with as little as 3.5% down. Good luck to you.

@David Zheng - Great story. It does make all the sacrifices worth it. Hard work and persistence pays off(sometimes more than others:)...good luck marching forward.

@Tony Velez - I came up with $632. Google mortgage calc and a quick calculator will pop up.

@Jon Graham Wow I'm surprised at some of the comments here. Have you all dealt with banks and borrowers before? Take the cash offer and close it. It's worth $2k to not go through the BS of an FHA borrower.
