I have spoken with a lot of beginners on BP lately who have not been using all the tools available here to gather information. This article is a must read for anybody interested in investing. It might seem like common sense to most, but narrowing down your investing criteria is a must for anybody in investing. Find what works for you and gather as much knowledge as possible.

If you are looking to expand your rental portfolio now is the time. Lower competition in the market is great for newer investors, the ability to stay away from inflated prices is one of the most valuable asset for any investor.

Welcome @Andi Schilawski, Good luck on your REI journey in the Philly area don't hesitate to reach out with any questions you might have. Make sure to use every tool BP has to offer you! I suggest finding a topic you are lacking knowledge in and start there. I always suggest figuring out what strategy is going to work best for you (Fix & Flip, BRRRR, Buy & Hold etc..) then figure out the lending side of things. Once you have those locked in you can really narrow down your search to be as specific as possible and from there finding a property is the easy part.

I have spent the majority of this weekend studying historical market numbers. I would love to hear any arguments against the economy bouncing back soon. Due to upcoming primaries and following presidential election, most stats point to a solid rebound coming by Q1 off 2023.

Recession: A period of temporary economic decline during which trade and industrial activity are reduced generally identified by a fall in GDP in two successive quarters.

Market Correction: The general definition of a market correction is a market decline that is more than 10% but less than 20%. 

I think it is important for all investors to know the difference between the two here. I don't like to dive too far into stats on BP since there are people here that are much smarter statistically on both side than I am. I do however personally feel that this market is and will continue to be investor friendly.
