Hey Mel! Your post is hilarious and very informative at the same time, well done. 

As you and most investors here know there is always money to be made somewhere in the market. Which of course is a big reason why you are finding the offers not being accepted (Which i'm positive you already know). 

1-2 flips per year is a great goal to have and honestly I think finding those deals locally may be much easier than you think. I work with a lot of out of town and local investors who all have one thing in common. They agree that everybody sleeps easier at night if they could see the property before buying. A lot of my buyers do not, but that as you very well know comes with trusted council.

I would seriously consider walking away. There's no room for error here which is something in real estate that can happen often, as you've already experienced on your first project. A piece of advice I always give people is to build a network of contacts who are serious about working (GC's, plumbers, painters, HVAC etc). Once you have a group that you can trust it makes the flipping process so much less stressful.

Check with your lender and see, that should be your best bet.

Something worth looking into would be the Bellweather District. Philly is growing and changing for the better and I believe will hold great value for both new and experienced investors.

Make sure and follow up with every person you talk to with interest. If they buy a property from you make sure and check in during the renovation process. Christian hit the nail on the head with building your team of resources as well, our goal should be to help our investors along their journey and that should never stop at a sell.
