Never in history has a landlord called a tenant and said they are going to lower their rent due to a recession. The economy will always correct itself, but historic drops and collapses have come and gone. Real Estate has survived because no matter what people will always need a place to live. I know this is neanderthal speak compared to numbers and statistics, but it has been and will continue to be the case going forward.

All investors should be familiar with this website especially if you are looking in out of state and country markets. They have done a great job of being extremely user friendly and collecting detailed data.

Hey Brandon, I haven't seen it posted on here yet but Philly is a great Real Estate friendly market with a good level of tourism. I think it doesn't quite get the respect it deserves in terms of being a big named destination city in the US. 

My wife and I moved out here from Colorado (Longmont) because how beautiful the seasons are and the endless amount of history in a city like Philadelphia. Its easy access to other travel destinations on the East coast also make it an ideal place to visit and live.

WHAT I DO FOR REAL ESTATE INVESTORS:

I provide the properties. MLS and off-market wholesale deals. Our bread and butter properties are single-family homes and multi-units (duplexes - quads) that may need a full gut rehab or may be turnkey and cash flowing with tenants. For experienced investors who just need access to deals, I provide properties only. For a newer investor who hasn't built their team up yet, I am happy to refer trusted professionals (GC's, Hard Money Lenders, Property Managers, and Listing Agents) for any step of the process you need.

I take honesty and credibility very seriously and am looking to build long-lasting relationships with investors in the business.

In my line of work I have the pleasure of communicating with a large amount of aspiring real estate investors. 

*Clearing my throat and standing on my soapbox*

Beginner investors..... Please understand the importance of the knowledge BiggerPockets has to offer you in all forms (Watch, Listen, Read). I know I am not reinventing the wheel with this information, but it is crucial in every form to understand the process of investing. I have talked to a lot of people looking to crack into the market who have done a large amount of research as well which is refreshing, but never stop soaking up knowledge. I would love for a few others to post the order of importance to them in investing as it will always be a little different for every person. 

1. Study and be decisive on strategy (Flip, Buy and Hold, BRRRR etc..)

2. Getting a pulse on the market you are looking to invest in (Find a resource in your area that can get you connected to pricing)

3. Start vetting your team (Reach out to contractors, plumbers, painters, HVAC specialists etc..)

There is so much that goes into investing, but these 3 are things I would value above most others. I would love for everybody to hope in this link so we can further help beginner investor to feel comfortable starting their investing journey.

I think there are a lot of great answers here already, but one of the things I see in working with out of state/country buyers is when they say "Investor Friendly" they are really meaning a knowledgable and understanding agent who they can also trust to be willing to put their(investors) financial interest over the interest of a single sale. 

Being involved in investing yourself can be an extremely valuable tool, but so can knowledge and understanding of the process as a whole. Investing isn't possible for everybody (nor recommended) but there are an unlimited amount of resources available to us to that given enough time studying and looking into can be understood incredibly well.

I have a colleague in need of Builders and Contractors for two lots in Philadelphia. He is a professional disability specialist who provides housing for Medicare, Medicaid and handicap residents. He has been in business for 25 years and is looking to build new connections, reach out to me and I can put you in contact with him personally.

From my experience, I have seen a lot of NJ investors crossing the water into the Philly market for their investing. Sourcing deals in that area has become much easier to newer investors and people are becoming less afraid of taking on bigger projects. 

Contractors are slowing down after years of backed up work and out of state investors are filling those times up quickly. 

As for the forum, I don't normally have an issue tracking them down I have just kept the tabs saved for easy access.
