thanks for such a quick response.  I worked my way through college. I know some people don't.  I love the idea of contacting the neighbors  and giving them my card.   Thanks again.

I have just made an offer on a college rental.  How do you screen since most of the students don't have much of a credit report. You do have them or their parents sign the lease

If you hire a professional I would have them do oil based poly. It lasts longer and shouldn't cost any difference. Faboloun is a good inexpensive brand I always go super satin.   Best of luck.

There are blocks in Newburgh that have been going through a positive change, habitat for humanity, coffee shops, artist galleries but there is still so much drugs, gangs and violence.  Around 10 years ago they were giving buildings away as long as you rebuilt it in a year. I heard stores of guys fixing and they would leave and same night it would get vandalized. Some great prices,but not worth it for me.

I have used rustoluem on countertops. With great success. One time it chipped because tenant was cutting on counter.  It was like 14$ a quart
