Mhreia is tomorrow on rt 9 in hotel. Can't remember the hotel name but right by mall. Same parking lot at red roof in. 730

A lot of banks give a hard time for  (investment) rented condos. So if you meant take out $200 I would try and refi before you have it rented. I refi ed two condos that are rented.  Td bank.  Best of luck.

You have a lot of experience in a little time

There was an author once who wrote

I am not young enough to know everything. 

You obviously have been working hard but there is so much to learn. 

Best of luck and keep killing it. Maybe in 10/20 years you will know more than 90 percent of the people doing real estate.

I hear a lot of people buying in Newburgh, Rhinebeck bank is doing special financing for certain blocks in Newburgh , bigger investors buying lots of the area. 

Some areas are still pretty rough. I personally will take smaller returns with very little headache. Nice blue collar neighborhoods.

Sure , buy and hold. With Couple of brrrr in there.  I am waiting for my last one to season. Good times.

I had purchased 3 full rehabs all at same time in oct/nov. so I put a little lipstick on one and took a modest profit selling well under market. 

I wish I new how to put pictures. We just finished a 31 k 2b/1b put 45k in and was refi it for 155k. Only problem I made was a rookie mistake, bought at auction w quick claims deed and it won't have clean title for 10 more months.  I have that rented for 1530.

I grew up in long lsland and moved to poughkeepsie recently. I have 7 rentals up here and they all cash flow after all expenses. I am not in war zones and a blue collar areas w a little research for 100-150 or a multifamily for a couple hundred thousand.  These are not Mls properties if Mls expect a little higher. My father in law just sold his store in Astoria and part of his 1031 was a five unit w 2 garages. For 499k up here. Nice area  the one unit was the old owners and it was 2400 sq ft.   Best of luck feel free to hit me up w questions

My properties and leads so far were tax foreclosures,hubzu auctions, investors to investor sale, lawyer leads, approached a man at abandonded house (his mothers house she went into old age facility). Leads from realtors never that made it to market. Auction.com had a house coming to auction in 2 months I made a cash offer pre market. Hoa property manager gave me a few leads as well as Hoa president.  

 I feel like there is more. I scan Craigslist, home path, home steps,auction.com, and a couple other auction sites daily.   Please feel free to add to the list if anyone has any good ways to buy non mls.

hello bpers

So I have been buying rentals fora little over three years and we just picked up our 6 the property in Poughkeepsie ny. None of them were from Mls. With that we got very good deals but a fair amount of headaches as well. We just signed a contract for of 7th yesterday. Eventually I would like to do this full time but until then I will plug along with 1-3 a year.  If I ever save enough I would like to buy multifamilies.  

Silly headaches but not a migraine.  I bought a small cottage in Arlington schools Poughkeepsie at tax foreclosure ,owner occupied in oct. I went to the prior owner to introduce myself. I said "I worked for the owner "to try to keep emotions out of the conversation.   At the second visit we discussed things like cash for keys and their intentions. They were very receptive but also telling me how they are both sick. Eventually they invited me to look around.  They were extremely friendly and wanted me to tell the owner they would work with him. As the lady was giving me a tour, the husband was running behind us grabbing paraphernalia ( gallon zip lock bags full) and relocating out of my sight. The house wasn't bad except roof was leaking into a freshly renovated bathroom. The light didn't work because of water and ceiling was starting to drop. 

At this point I had only paid the 10 percent to the town and have not completed the sale, my goal was to get them relocated by the time I closed. The next visit we were supposed to finish any details and they would be on their way to a new place with some money from me and their bags full of goodies.  Instead they descided to tell me they would leave but could not commit to a date. Soon. At that point I closed, paid the rest to town, hired an attorney and started the process . 2 court dates later, they are ordered to move by Jan 19. I had a roofer tarp the roof to prevent further damage. Great deal, great price , will rent fast but little headaches along the way.
