I agree that some parts of poughkeepsie are iffy but if you look at great schools it’s usually a good indicator of area.  I buy town of poughkeepsie and wappengiers. Both a 7 on great schools.

I buy poughkeepsie and wappengiers, I buy all off market. We fix and flip, buy and hold , brrr and now multifamily.  I am a teacher. I am thinking it’s almost time To leave the 9-5 (7-3).  It might not make what other states make but I don’t live in other states.  I went from barely being able to afford the first deposit of 3k in late 2010 and having to borrow the 27k to closing and selling that first place 3 years (for rehab - and a year to sell)later for a profit. Then buying a series of places in last 5 years.  I would second what John Hickey said except I had 3k to my name and had to close in 30 days for 30k. Now over a $mil.

Hi Sarah. That is unbelievable, did you invest a lot in it or was it move in ready.  

I have bought a lot of 50k homes in Poughkeepsie,but always 30k rehabs min.  They are all arv in the 200’s but nothing like the returns you are talking about.   Congrats.  

What brought you to newburgh in the first place?

I have been working in the area for 14 years and seen a lot of positive.   

There are a lot of great meet ups in the Hudson Valley.  John Hickey host when in Newburgh , there is another one in Newburgh at Orange County choppers, I host one in Poughkeepsie at the icehouse and their is a Reia on rt 9.  Go meet some local investors,  all of the meeting I have been to are really great.  Great information, great networking, a pool of information and wealth, all interested in the things you are trying to do.  One of the local members also started a closed Facebook page, Where all the local meetups are posted. All information and contractors information is exchanged.   

The reia is 20$ a time the local meet ups are free.

I cold call a lot of multifamilys.  I just purchased a 15 unit that way.  I started hand writing a bunch of multiple to do a mailer. I will you success and hope to hear why he is going to jail.

I am interested in purchasing self storages.  I contacted a couple of owners and found one that is interested in selling. The owner had a arbitrary number in his head but I want to know how other underwrite self storage.   I own single family and multi family but feel pretty much lost with the self storage.   Any information will be helpful.  

most people do want top dollar. 

I like to find the ones that I am providing a service to them. I am helping them solve their problem by me buying their place.

Everyone of them were happy to sell me less then they could if they listed it on mls.  Find people that need you. The lady I bought a 15 unit wants to sell me her daughters 4 family.
