Hi Daniel,
I buy a lot in dutchess, I keep what I can and wholesale off the rest. East Fishkill is pretty hot right now. What is it zoned for? Is it zoned multi or commerical? I don’t need address but general idea and if you want boots on the ground reach out.

Poughkeopsie is an area that location makes a huge difference. It makes a difference on price, schools, rents ect. Some parts of Poughkeepsie have low taxes, others really high, some part of poughkeepsie are spackenkill schools, arlington schools and city of Poughkeepsie schools. I invest mostly in Arlington. To me it was always the slow but steady investment. Little headache and rents cover and property appreciated. Recently po city has had this crazy price surge and lots of people made lots of money. A lot of my friends who buy there aren’t because entry point has gone up so much. Those same friends are rehabbing the property’s they already own and refi them out.
dm me if there is anything I can do to help

I have been buying, renting, flipping and wholesaling in poughkeepsie/wappengiers and mostly dutchess for just shy of 7 yrs. before that I did a flip in Putnam. I am a native Long islander and i have been doing pretty well. The issues with New York are real but with that being said I have a small rental portfolio and still actively flipping. I will continue in Hudson valley. A lot of nyc is currently looking and buying and all offers for my most recent flips have been out of Manhattan.

I was thinking ventilators and masks are needed so much right now and they are not making a bill and just taking them, they are paying extra for them. Why is my rental any different? This next part is going to sound left field but what about the psychology behind it being free. When you get something free you treat it differently,
we will still be responsible to repair a place without incoming rent. Very frustrating

I moved from li 15 yrs ago to Poughkeepsie
I was 23 units when that law went into effect. I started selling. Made a nice profit and I’m down to 19. I have have had tenants come and go since then. It hasn’t been as bad as I thought yet. I’m now looking again.
