Completely understand older properties have their challenges.  I re ran your criteria through our search and taking into consideration your requirements something like 6809 Prairie Flower Trl, Dallas, TX 75227 might better suit your needs and still have to potential for some equity.  It is on the East Side though.

Hey David,

I guess it depends what each investor is wishing for.  Properties like 845 High St, West Palm Beach, FL 33405 have turn key rental potential and upgrades in 2013.

Hey Brian,

733 Green St, West Palm Beach, FL 33405 showed up for Greater Margins researches over the weekend.  Sliding in right at or undervalue plus the possibility for additional rental on the same property.

427 Maddock St, West Palm Beach, FL 33405 also references undgrades with multifamily potential.

Just saw the property come through our system today and it might fit your requirement for part of your cash proceeds.  Currently rented but listed at a lower price tag.

We see a good amount of homes with hidden potential come through our system for the Dallas market and I have seen other prominent publications confirm it was a strong performing market in 2017.

Hey @Jarryd Dalfino,

Try getting a couple more bids ( preferably from contractors who have worked with investors in the past) and if they are itemized look at it in two part; labor and materials.  If your labor quotes are all coming in at about the same dollar figure see where you can get creative with the material budget.  Finding a better discount on flooring or fixtures doesn't necessarily mean any reduction in design or quality.  Buyers look a the whole package not the individual receipts. 

If the numbers still don't work for your business plan, and you have contingencies in your contract, ask for a price reduction based off the repairs.  Remember don't fall in love with the deal. If the numbers don't make sense, they won't make cents!

Hey @Zoe Lee,

If the tub doesnt have any cracks its possible remove the rust around the drain, seal the area, and use a new gasket or plumbers putty to seal the drain back down.  Make sure though there aren't any hidden leaks below the tub. Overflow gaskets can be replaced as well.

As far is the mold goes if its in dry way you might need to replace the damaged sections it its just mold on tile or surrounds they make some products for fast remediation.
