Hey Clint,

I like to shoot for double digit cap rates. I weigh out the options and consider the fact that REIT can usually get me a hassle free 10-11%. This doesn't take into consideration hot market holding value increases though.

Did a quick search and found some multi family listed in that area.  

1531 Louisiana St, Jacksonville, FL 32209

15501 Shellcracker Rd, Jacksonville, FL 32226

4050 Grant Rd, Jacksonville, FL 32207

Multifamily properties can be mislisted as SF in mls. I come across properties in our system too that have rentable guest suites or guest houses on the same SF listing.  Good deals can be sneaky!

Just recently we started imputing investment properties for Jacksonville ( i saw that same forbes article as well). What i can say is that comparing the undervalue properties to other cities, Jacksonville seems to have a large portion of investments far below the ARV. I think there are still good deal on the market but that doesn't mean they are listed very long. I feel finding mis listed, non conforming bedroom, rentable guest suites, or multiple units combined under one SF listing can help beat out the competition in fast moving markets.

Post: Purchasing a duplex portfolio

Recently found a deal offering 14 units ( all happen to be split up into 2 bed 1 bath duplexes).  $650 is the max monthly rent for units of that size.  No unit older that 17 years old no newer than 12.  1100 in prop taxes per unit. Prop manager takes half of first month and 10%. Estimating 5% vacancy.  Thoughts on the max purchase price for this scenario?
