I just finished my market research for my target area to invest in. In a nutshell I looked for population growth and jobs growth. I think the surrounding areas of Seattle could be ideal too. Plus WA is an income tax free state so there is another advantage. Best of luck.

I agree with Matt Y. Go out there and blaze your own path. You will regret it if you don't.
