You don’t need any books. Go to the library for some books.  Listen to podcasts. YouTube. Good luck.

You’ll likely need more properties than that to reach FI (depends on your number).

Then start doing. You don't need a mentor. Go look at your own properties, run your own numbers. Everything you need to know is just a google search away. You never know, you might actually find a deal!
