Post: Showing properties from a distance

I'm looking for info on how others show properties. I am an hour away from my 6 unit and have a vacancy to fill. It is a C class property. I am a systems person and trying to find best way to do this most efficiently that also caters to the instant gratification orld we live in. It's impossible to field hundreds of phone calls and show to each one.

Options: 

Go crazy driving an hour each time someone wants to see it.

Self showing (not sure about that on a c class)

Paying a current resident to let them in (unprofessional to me)

Prequalify and then set up a showing (doesn't weed out liars)

Get application and all documents of proof then set up a showing (seems that demographic doesn't trust that system)

Open houses (If the traffic is anything like the current amount of requests, then not sure I'm interested although it is quite easy to click "is this available" on a facebook post.

Note... Just looking for what others do. No need in bashing any options as I understand all pros and cons of each option. Thanks

Hi again Tyson. Brandon Turner is just one person with an opinion just like everyone else on Earth. 

I’m thinking you are missing some important calculations here with this cash flow number, like expenses.

I guess this was a recent BP podcast because I remember hearing it. I shut it off not too long after. Actually, I deleted BP from my podcast app because it seriously blows these days. I re-download it once every 3 months or so to see if there is anything worth listening to. It's so fake these days.

Do not "buy" cashflow! That's how I see it anyway. When I analyze deals I make sure they cash flow at zero down. Putting 40% down on a duplex is IMO not a smart use of money.

I am in process of my first (and hopefully last) renovation. It's across the street from my house and it's hard to manage.

This is certainly no big secret in the seller financing world. I just question if Biggerpockets is now allowing posts like this because it's nothing but lead generation.

You could not have a due on sale clause if they agree. You could sell on rent to own.  The best strategy? Not sure. Most sellers will want a due on sale clause.

Yes, very smart as long as the numbers make sense. I'd shoot for a fourplex. A student loan has nothing to do with it but if you do it right then the property could probably make your monthly student loan payment.
