I would also if you can verify what the landlord said they are renting for with what the tenants say they are paying. I look at a property for a client here that was on the MLS, where the agent describe the unit was being rented for x, but when we did our walk through the tenant stated she was paying y. Our client did not move forward with the purchase.

@Luis Serrano I can think of two possibilities.  First is have your buyer make an offer sight unseen with a contingency of inspection before earnest money goes non refundable.  The second way is to talk to the tenants with your owner permission to allow one day to have all your interested buyers to walk-through the property to inspect it.  In Tennessee landlords have a right to inspect there properties given a 24 hour notice.

@Tom Chen what would be easier for you to find is a PM that can handle the renovations of the property after you purchase it and a Realtor that specializes with working with investors.  Try to find one that has at least an investment property themselves.  In Chattanooga I work with a couple of agents that we refer business to each other.

@Tom Chen Would you consider the Tennessee market?  When I say Tennessee I mean the Memphis, Chattanooga or Knoxville market.

@Natalie Schanne have you considered looking outside of your area for opportunities that make sense.  I am personally working on to packages right now in my area that we could use a partner one to turn the money over in 6 months.
