Southern Title and Abstract, they are known for working with investors.  Law offices of Ed Kerban, he closes all my investor friends that buy at auction.  Edgewater Title company charges low fees and does not charge the Buyer a closing fee if they are paying cash.

What a great idea.  All my clients that own vacation rentals have property managers, but let me know if you would like me to put you in contact with a boutique property management company.  They may be able to help you for a small fee if you are in a pinch.  They manage a bunch in Windsor Hills.

Are you paying cash, you could use a land trust to protect you in Florida.  Give Ed Kerben a call.  Most of my investors friends including myself use him.

Is it the house that is being sold on Hubzu?  That house I would run from.  I was going to purchase to flip than I started searching through official records and found out the previous owner walked away because costs were reaching $200K plus.  

If it is not that house, than have someone evaluate it.  I was looking at house in East Orlando that one of the bedrooms was sinking.  It was quoted $23,000 to fix it.

Hello Biggerpockets community. I am a local Realtor in the Orlando area. I have searched through everything currently available to me via the MLS, Loopnet and apartment buildings.com. I need Multi Family properties for my clients and there is not a whole lot of inventory with decent returns right now. If anyone knows of any off market properties or properties coming to the Florida market soon, let me know ASAP and let's put a deal together. I am looking for anything that is 2-25 units. Price range up to $1,500,000.

@Brandon Banga Agree with Doug. Windsor Hills does extremely well for ROI. You also have Wyndham/Windsor Palms, Indian Creek, Rolling Hills, Champions Gate, Formosa Gardens, Windsor at Westside, Calabay Parc...............

@Brian Lyons. Management company will charge you 20% of the revenue. The cleaning fees get charged to the renter. Some owner's will waive the fee if the renter stays for a certain amount of days. Top producers have occupancy rates at 75%-80%. You also have to take into consideration these expenses: Monthly management fee, utilities, insurance, repair reserves, taxes, HOA fees, once a year deep cleaning fees etc.

@Jeffrey Hayes In order to be competitive in the Orlando market, you have to submit the offers with high EMD and waive inspections. That has been the only way my clients have been successful getting the properties.
