@Branden Sewell  If you need a recommendation for a loan officer, shoot me a PM.  I have gone thru a couple bad ones in my time and now work with some great ones.  Seriously I had clients cancel a deal because of the loan officer I was using when I first started my career.

@Leo Furest feel free to reach out to me if you need any contacts in Orlando.  I work with a great team of property mangers (both long term and short term management), a team of attorneys, a great CPA.  I had to go through a couple bags ones though when I first moved here to find awesome ones now.

@Julian Joseph In Florida title companies can handle all of your transactions, you do not need an attorney.  I have worked with several attorneys here in Orlando, all depends on what type of attorney you are looking for.

Ed Kerben is an attorney that handles closing transactions and specializes in land trusts

Randy Edmonson handles difficult transactions and does a lot of foreclosure deals for me

Randy Hillman does a little bit of everything, I use him when I am looking for affordability

50% appreciation in 3-4 years, where can I get in on that???  That is an unachievable goal.  That being said there are lots os areas in Florida growing rapidly.  Forbes has names Orlando the 4th fastest growing Metropolitan in 2018.  Lakeland, Kissimmee, Poinciana, Saint Cloud are all growing at rapid rates to name a few.

@Karam Charrouf Speak with a loan officer, they will be able to guide you and tell you exactly what you need to do in order to achieve financing.  If you plan on purchasing in Florida, feel free to reach out to me and I would be happy to give you some referrals for great loan officers.

Depends on what your goals are for you investment. Are you looking for more of a ROI or are your personal tastes more important? There are so many communities here in Orlando, but here are a few to start:

1.  Windsor Hills is the closest to Disney and is well known.  They are currently expending their amenities.  If considering this community, have reserves set aside.  Most of these homes need updating.

2.  Champions Gate is a little further from Disney, but has a great clubhouse.  

3.  Margaritaville is currently being built.  They have a completion date of December 2018.  I can not predict how these will do, but the location and amenities should make it perform well.  Currently they have completely sold out of phase 1& 2 and are offering phase 3.

4.  Indian Creek, this community does not offer many amenities and the properties are definitely dated.  Plan to have reserves because these properties need updating to make it attractive to renters.

5.  Solterra

6.  Paradise Palms

Management companies:

Chris Molineux at Prestige Florida Villa, husband and wife team.  They do a lot of properties in Windsor Hills.

Yann at Horizon Property Management.  Yann does a lot at Champions Gate.
