Hey BP, how is everyone doing. I've been trying to figure this out for some time but have been unable to so I am looking for some suggestions.  

I currently have 3 (4plex) that I own out right in Georgia and I am looking to do a cashout refi. All units are rented out and I have leases on file for all of them. The deeds are all under my LLC.

Are there any banks, or lenders that you can recommend to help with this situation.  I'm currently on another job and looking to free up some capital.

Im in process of purchasing at an auction, but its my first time so I am looking for as much information, and guidance as possible. I already have an attorney that I worked with on 3 other properties (2: 4plex, 1: duplex). I also have a good title company in Atlanta that i've worked with before thats pretty good.

I am trying to seek more information on the do's and dont's of auction.com, hubzu, and just simply purchasing at an auction. Please chime in if you can. All feedback is welcome.

Hey @Vinh Huynh in my opinion, I think if you do decide to keep this house, you have to offset your expenses some other way.  You may want to manage the property yourself to save that extra 10%.  You can also look into purchase a multi family and live in one side while you rent out the other unit.  Either purchase another unit that positive cash flows, or decrease your current cost of living to offset that $300 loss.

Hey @Jesse Chunn I came across this thread and I am curious to see how you made out.  I too am out of the rat race and maybe I did it the wrong way but it worked out for me.  I was cash heavy, and I took advantage of a weak market in a small town in GA.  I purchased all cash and did minor renovations to them.  now I am at the point of getting new appraisals and I will pull out at least the cash out of it that I put into it because I have created steady rental income so now I can gauge how deep I need to be in cash wise and I can already count my rental income since I have created a system that my tenants have come to adapt.  

Please do share how things worked out for you over the years.

Hey @Joshua Feit any update on this deal?  I am not on here as much s I should be but I saw that I just missed your sale of a 4 plex a few months ago so just following now and learning.
