I used to hand them out but I stopped because people would just usually log my number in their phone. Saves me money from purchasing cards people will just throw away. I don’t take business cards either. I log the persons number in my phone. A step further, I don’t keep appointment cards for doctor/dentist, etc. I just put it on my phones calendar. For ME, it’s a waste of time and cuts down on paperwork clutter.

Wouldn’t he be violating Fair Housing Laws if he denies potential tenants with kids? I’m so hard on myself when screening and accepting applications because I want to make sure I don’t break fair housing rules. Can he do that? Thanks

How do I determine if my tenant moved out? Court ordered them out by Jan 2. Do I just go to the property on the 3rd to see if they’ve moved out? Do I have to give them 24 hour notice that I’m coming on the 3rd? Tenant became hostile ( over the phone ) after being served with the eviction notice. Lease expired Nov 30, I decided not to renew, and Tenant has not paid rent since October ). I’m a little nervous about going to the property to check without a police officer with me. I do know that if they are not moved out, I have to go back to court to have a Sheriff personally eviction them. What have you done in the past that worked?

Realistically, My goal is to simply purchase 1 or 2 more properties in April and to have them rented out by May. That will put me at 8 properties.

I’ve only been a landlord for two years and I’m still learning and don’t have a lot of experience but one thing I do know is ....do not breach your own lease. You are bound and held accountable to the lease just as your tenant is.

2018 and 2019 schedule C tax returns and last 6 months of bank statements.

Yes, you have done everything you can do.

They are demanding, unreasonable, and down right Trouble!! They are professional Tenants who probably did this to their previous landlord.

After this issue is taken care of, I wouldn’t trust them to stay in your house. It will be never ending. There will always be something. If their not happy, they should leave.

Be careful of how and why you evict them because they’ll try to hit you with a retaliation lawsuit.

You’ll find tenants who appreciate you as their landlord. These are deadbeat tenants.

I’m having the same problem except I screen over the phone then present the app after they’ve seen the house. But no one seem to be serious. I don’t want to lower my standards but this is ridiculous. Hang in there
