No, never.
After having a tenant break two refrigerators in a year, I no longer provide stoves, refrigerators, w/d, microwaves, and now I’m adding ceiling fans to my list. Don’t want to be liable.

Last year I bought my first tax foreclosed SFH online. No liens because the county owned the home. I paid too much for it though. I had to "break in" and change the locks; it was a disaster but not a total rehab. Missing furnace, missing hot water heater, etc. It took three months to get it "right". It passed inspections. It's now rented out at market rent. Furnace and water heater were bought new but everything else was either purchased used or things I wanted to get rid of from my own personal property.
I would do it again. I would not recommend buying a foreclosed house that is not vacant. You will have to evict the occupants. But like others said, do your homework.

Call the United Way or a local church and ask for help. Your LL was a gem and did all he could. It’s not his fault. You appear to be ungrateful.

I definitely would not take anything off the rent. The lease is the lease and rent is the rent. Now if they are good tenants, I would give them a toaster oven or air fryer until the stove comes in and write it off on my taxes.

Pay the fine. I wouldn’t make it bigger than it is. Just make sure it’s cut on a weekly basis to stay off their radar. You don’t want any problems with municipalities because they hold the power period.
