I don’t need a PM. I self manage 7 single Family properties. The only time I hated being a LL is when I made bad decisions on not selecting the right Tenant. I learned from my mistakes and my screening is much better. I make sure my tenants know where all the shut off valves are and how to work them in case of an emergency. My lease holds the tenant responsible for all utilities, lawn care, and snow removal. Phone calls are not allowed. My lease states to send maintenance requests by email only and to only call me when there is a threat to personal safety and/or the property . My hubby is my handyman and he works for free. I get to keep all my rent and I only have one tenant who seems to like paying the late fee.

No! By accepting a years worth of rent up front, you will be giving your tenant ALL the power. You are letting them know they can persuade you with money and you will lower your standards. You are a good LL. Maintain your integrity. The right tenant will come and you’ll be happy. Stand for something or fall for everything.

My LLC borrows from me so right now I'm just paying myself back with my cash flow. I have 7 properties and have paid off 3 so far.

Given the times we are living in, collecting rent face to face is not an option. Too dangerous especially with this hostile tenant. Someone suggested giving him stamped envelopes which is an awesome idea.

This “Bully” tenant is setting the tone of how he is going to act the duration of his tenancy. Old LL is probably happy he is rid of this tenant. Be humble but firm, and cordial so he does not destroy your property and do not renew the lease.

I always believe how a situation starts is a window of how the situation will be. I call them “struggle tenants”. Struggling to get in and will struggle to pay rent. They’re walking through the door struggling. Is this how you want to start a landlord tenant relationship? I got burned three times wanting “to help someone”. Never again. Learn from OTHER people’s mistakes. Be patient and find the right tenant. You’ll be happy you did.

If it’s not broke, don’t fix it. Leave well enough alone and just save and have money on hand for if and when the furnace and water heater do go out.

@Tina Dupart @Dan L. Made a good point. Get proof of the 10k. Request a bank statement with the funds. I wouldn’t pass up the chance to get your 10k......Do you know what you can do with 10k?!!! It would be a NO GO to sign another 12 month lease. 90 days sound good. Then terminate after the 90 days with a 30 day notice. Don’t put yourself through another year of dealing with this tenant.
