Thanks for the vent. I am also feeling the need to contract out work. I am no spring chicken! and I’d rather be doing something else also, for me, if it’s just doing nothing and staying in my PJ’s all day. I work 9-5, 40 hours a week, have 9 rentals, and a child that is graduating and leaving for college. Starting April, I’m going to rehab what I enjoy doing and let someone else do the other stuff. That way I’m happy and also helping someone else feed their family.

There’s no “working with” a tenant that has only been there for three months. They’re still on “probation” in my opinion. Get in writing that April 30th is there last day and security deposit will be returned. Nip this one in the bud.

Agree. Now is not the time to make one feel worse about a decision they made. I have 9 properties and 2 of the 9 were money pits which is going to take me a few years to recoup but I learned from my mistakes. Yes, I bought my mistakes. You bought yours too but I but you learned from it. Take some of the good advice you’d been given and get at it. To encourage you, remember this…. When you’ve been down, leveled to the ground, the only place left to go is up!

I require that tenants submit proof that utilities are turned on in their name before move in. That way Im not stuck paying the expenses.
It’s her fault. Period.

Great tenants are not deceiving. Great tenants are transparent. Great tenants are honest. Great tenants are trustworthy. Great tenants have integrity. Great tenants do not threaten to sue due to their own mishap. You do not have a great tenant. You have a deceptive person who planned this whole thing and is now causing you stress. She knew exactly what she was doing. That would leave a bad taste in my mouth. I would probably want her gone when lease is up.
