@Tom Goans I will probably be semi passive. It won't be full time. My legal practice is pretty flexible, allowing me to work when I want.

Flip looks great. It appears that you turned a separated master bath into one room - what was behind the decision? I know for me that's a no go (in my personal residence).

@J Scott Nice flip. How do you decide when to finish a basement and when to leave it? Don't know about where you are, but in Denver just about everything has a basement.

Hi,
I've posted a few times but wanted to do the obligatory intro post in this forum. I'm an attorney in Denver, and I just passed the broker's test, so I will be getting my license in the next month or so. I'm just starting to explore the RE world, and want to get into flips and eventually buy and hold rentals.

I agree that I would join that sort of firm if I was going to be a full time agent. However, I'm not, and I don't want a bunch of monthly fees when I might do a few (or no) deals in an entire year. I also don't want to give up 20-30% of my commission.

Thanks for the advice - I've found a few that just charge a fee per transaction, with no quotas or monthly fees. That's a better situation for me since I might only do a few or no houses in a year. This will definitely be an "on the side" gig for me.
