Great, I bought a lot of Boeing, it capped at almost $400 I bought it at $100. It’ll go back to $400 eventually.

@Mariya S. Did you have any luck with this process? I am currently looking at doing the same thing in the near future. I want to pay a little bit higher to insure it is in a good neighborhood. Did you find a realtor familiar with the VA Loan or foreclosures?

Hello everyone, I want to start Wholesaling, but I would like a mentor that would give me a hand on approaching a possible deal. I started to Birddog, coming across many off market houses close to downtown, but everyone I gave a lead to haven't kept me in the loop with the progress. If the mentor can help me complete the deals we can split the profit as a JV. Can anyone think of anything else I could present to a possible mentor to give them more of an incentive to help me?

@Philip Murphy hope you have better luck in finding a mentor than myself. I been birddogging and have had no results. Sent out about 20 distressed homes leads to wholesalers in hope of them making a deal and me sitting in on the deal, but no such luck. I hear joining the local REIA or joining a Meetup group of real estate is good; I will be trying that next.

I think just getting a few rental comps will also tell you where the market is currently standing. I don't think advertising your house for rent when you're not ready to move is morally sound. And it's bad when you find that one person that's willing to pay a ridiculous price and you're not read to move then you just missed out on a good opportunity.

I was just asking myself the same thing, "is this strategy still popular".I was recently trying to start bird dogging to learn how to wholesale real estate, but I don't see the signs like I used to. If there is a sign some people will not go in to depth about how they pay their Bird dogs legally.

Thank you, I've read into it being different ways for someone to pay a bird dog legally. I would just need to know how the whole sale company would do it. The most common one I've heard of is me being the one to supply the contract, and being on the assignment contract with my payment being under the option section.

Hello, I'm currently looking to learn about wholesaling real estate and I hear it's best to start as a bird dog. I'm not too sure how to approach them with me being a beginner. I know to ask how will I be paid legally; what kind of properties and what conditions are they looking for? Does anyone else have any other suggestions?
