Hello! I'm looking to invest in my first property through house hacking but I don't qualify for a traditional loan due to my employment history. I don't personally know anyone who will loan me 500k+ and seller financing isn't something I ever come across in my area. I'm wondering how else can I finance my first purchase?

How much are you looking to place down on the property?

Quote from @Inga Davis:

Hello,

I just purchased my first property using my heloc, it's renovated and rented out (BRRRR strategy). I bought it 3 months ago and am running into a problem when it comes to refinancing it due to the seasoning period. Most lenders seem to have a 6 month seasoning period, so I can't do a cash out refinance right now at 3 months after purchase. Are there private money lenders who do cash out refinancing deals as an alternative? Or what is the best way to get around this seasoning requirement so that i can buy my next property with my heloc? Thank you!

We have a 3 months seasoning requirement so they do exist. We can underwrite the file within 24 hours to give you a better image of some options. Send me a message if you have any questions or want to schedule a discovery call.

  1. www.insulacapitalgroup.com

  2. Insula Capital Group is a private lender and real estate investment company. Our loans are underwritten in-house, tailor-made to fit each of our clients individual needs. Lightning fast funding and an easy application, inspection, and closing process. Approvals are issued within 24-hours and most of our loans fund in 5 days or less.

  3. Speed: Hard money lenders can provide quick access to funds, allowing investors to capitalize on time-sensitive opportunities in the real estate market without the delays associated with traditional loan approval processes.
  4. Flexibility: Hard money lenders often have more flexible lending criteria compared to traditional banks, making it easier for borrowers with unique financial situations or properties that don't meet conventional lending standards to secure financing.
  5. Asset-Based Lending: Hard money loans are typically secured by real estate collateral, rather than heavily relying on the borrower's credit history or income. This asset-based approach can make it easier for borrowers with less-than-perfect credit or irregular income streams to qualify for funding.
  6. Streamlined Process: Hard money lenders prioritize efficiency and simplicity, streamlining the loan application and approval process. This can save borrowers valuable time and resources, allowing them to focus on executing their real estate investment strategies rather than navigating complex loan procedures.

I'm currently looking to do a DSDR loan for a property purchase of a 5+unit multifamily. Does anyone have any good experiences working with a particular DSDR lender with favorable rates that they've personally used recently? I would love any referrals.

How does one get in touch with you?

Hey guys who do you recommend for DSCR loans thats new investor friendly

The requirements Devin listed are pretty spot on. We are located in NY and close many DSCR loans. If your score is above 680 then a lesser ratio will be considered as well.
