Is it reasonable for me to request the P&L from a realtor representing a MF property? If they do not have it or are hesitant to provide it, is that typical?

She seems like she has her hands full to be honest. Part time school, part time job, and raising a child. If she's not interested in getting into yet another venture, it may be because she doesn't have the mental capacity. 

Being that she's supportive, IMO you guys should leverage the partnership you have, you can focus more deeply on real estate, once it pays off, she may inadvertently have more time/energy to be directly involved with REI in ways you may desire.

Working together can be done in many ways. 

This episode really opened up my eyes to the possibility of my first property. It helped me realize that I was potentially cutting myself too short and limiting my scope when that wasn't necessary at all!

Car payments are (in my strong opinion) the worst. Leases are mere constant car payments, so there's that. And to be honest a car that leases at $150-300 a month won't be anywhere what most consider "nice".

I love my car. I bought my car. However, I would not do it over again. With my mindset I have now, the money I'm using on my monthly note could easily be portioned into more valuable things for my life from family visits, to adding to my investment fund.

That being said, cars are important, so I'd go with the nicest (in your eyes), cheapest, most reliable used car you can find. You're here, so you're clearly considering some kind of REI...if done correctly, you won't have any issue getting yourself (if you still want to) a nicer, newer, "fancy" car in 10 years.
