Post: Seeking Financial Partner on Pike Township SFH

The agent that I work with recently told me about a foreclosure in Pike Township 46254 zip code with great potential. I really like the property, only it's currently not within my budget to purchase and rehab myself. 

It's currently going for $80k and according to my agent will likely sell for around that $120k - $130k mark (Or rent for around $1,175/mo). 

Property Details are: 

3 Bed 2.5 Bath, 2-story 1,442 sq ft with an attached 2 car garage and fenced in backyard. 

Rehab:

From what I've seen, it will need flooring and paint throughout. 

Very minor cabinetry work in the kitchen and not much else by just looking at the home from my eye.

@Matt K. that makes a ton of sense I don't know why that hasn't clicked with me until I read that in your comment just now. To consider my goal for the property and divvy things up based on that, guess I've been so hardwired to have it in my budget I kind of lost sight.

I plan on doing my first property in the fashion of purchasing my first home (using FHA programs if needed).

I plan on getting one that needs a little bit of work or has some room for improvement, but isn't totally destroyed by any means. After I acquire the property, my goal is to live in it for roughly a year then lease it to someone else, and purchase another home that I will intend on living in. 

Any tips/advice on going about doing it this route? Any things I should be aware of to look out for?

The long time debate about SFH and MFH dates back to forever. In my experience you have people who swear by SFH and you have MFH investors that stay away from SFH like their life depends on it.

I figure it would be healthy to have a nice discussion for reason why someone SHOULD consider SFH investing. I think the MFH case kind of fends for itself, doesn't need much backing.

However, SFH on the other hand. What are valid reasons to invest in SFH? Especially considering that it's been proven 10x over that it's not neccesary to start in SFH and "build up".

Let the discussion begin.

I'm a Texas native born and raised (Go Texans! even though my team is not fairing to well haha). Fairly well versed in my current Indianapolis market, looking to partner locally or out of state. I'm confident with the right relationships I will be of great benefit to your business workings.

@Dorothy Butala No i would go with a property manager, so my next question would be, do you think your experience would've been drastically different had you used a property manager?

@Todd Dexheimer thanks. That's my main concern in the crime and the state of the surrounding buildings. Are you aware of ways to gain access/insight to city construction plans? I know this isn't your area of expertise, but any advice would be helpful.
