Okay, this ought to set off some keyword alerts...
Can anyone recommend a reliable, investor-friendly contractor or handyman in Richmond, Virginia? I'm looking to hire for a small-ish rehab job.
Thanks!

I accomplished this by covering a small but very attractive fireplace with a decorated fireboard. It was beautifully painted and looked like it belonged there.
I actually originally made it for a fireplace in my own residence. Took a piece of plywood and painted it myself.

I like SmartMove, but occasionally tenants with agents apply with the local Realtor's Association application or our paper application. Can anyone recommend a good screening service that will let the landlord enter tenant information? Many services just email an application to the tenant to fill out, which is redundant since they have already submitted a paper one.

Robert, that's also a possibility, but I'm looking into doing some rather extensive rehab work as well, so the HELOC option appeals to me.
