Michelle, not sure where you looking to purchase but just a suggestion, if you are looking for smaller, inexpensive homes, I was in Crystal River area a couple months ago and homes are still affordable. Not like down here in Manatee and Sarasota counties. I looked at a 2/2 on a canal for $129k!.. I almost bought it just because!!... there's a decent fishing community in that area so that is who I would market too for seasonal rentals.

@Aaron T., i'm in the same boat.. waiting for Anna Maria/Longboat to settle down a bit.. prices are inflated right now. Owning a vacation rental is in my plans.. I live about 45 minutes West in the "Country" and need a nice Island house to enjoy in the summers, and rent it out during season.

welcome to the site. There's a Meetup in Palmetto at the BYC on Tuesday afternoons. I was there a couple weeks ago, but they ended up cancelling due to construction of the dining room. I did however, bump into a few people in the parking lot and they spoke highly of the group. I plan on attending soon, when I'm not traveling for business.

@Brian Bracey I fell into it before I got into it. I bought a short sale a year ago and tried to sell the house I was living in. Since I didn't want to give It away and I only had 12 years left on the mortgage we decided to rent it. Monthly it's a negative cash for me but my amortization on the mortgage is about a $1100 monthly appreciation so selling would have been a loss but holding was a win..
Since I'm a weekend handyman my first interest was flipping but long term for me is buy and holds. Goal right now is 5 units with one of those being a vacation rental on Anna Maria... I'm working on the nest egg so I can put 20% down on the next unit, most likely next summer

I'm not in the position financially to buy another property so what I did was borrowed against myself 401k at a low APR, and will be withdrawing that money for a future deposit on a property. Sounds like you are needing for immediate use.. Good luck, post your decision.
