marketing is key, you can either dig with a spoon or dig with a shovel both are effective one gets you quicker results. You have to determine what your marketing budget is and start a locating money accordingly. Cold calling will always continue to be an effective method. Hope this helps, cheers!

If you're driving for dollars, you can take down addresses and the use a service like white pages to get a phone number and call the owners. You could also try bandit signs combined with a google number to get sellers to contact you. As far as the neighborhood map I'd suggest google maps. I hope this helps, cheers!

Cold calling works great, and its a quicker response also it is less expensive. I would suggest trying doing both for higher conversions. I hope this helps, cheers!

Hello Christopher,

Congratulations on you're new venture. Depending on what your budget is will determine where you first start off.

If you don't want/have money you want to invest in marketing I'd suggest lower overhead marketing to start building pipe lines for your first deal. Ex: Door knocking, Driving for dollars combined with skip tracing, Cold calling, bandit signs, and visiting city hall to gather Tax, Probate, and property Liens etc.

For a higher marketing budget you can implement strategies such as: Direct mail, voicemail drops, email marketing.

Word of advice: Marketing is the heart of the business, you can either choose to dig with a shovel or dig with a spoon, but they will both get results.

Depends on the county, call ahead and ask their tax department if it can be done online otherwise you will have to go and visit the county tax department.

The Founder and Host of the Summit is J Martin, who is active in the San Francisco Bay Area real estate networking community and on a popular real estate networking website, www.biggerpockets.com . (kinda like Facebook for real estate investing.)

Many real estate websites and conferences are primarily places for speakers and high-profile people to sell their seminars, books, and coaching for a lot of money. But BiggerPockets.com changed that by shunning pitching, and focusing on sharing and networking with others. While the event is not associated with BiggerPockets.com, the event focuses on the same philosophy of networking and sharing - without the sales and pitching.

Hello Rob,

You made a lot of good points. I believe business cards to be another method of marketing so you want them to be as highly converting as possible. From my experience a business card should showcase credibility and value, you're possible business partner/client will want to know your experience and your skills before choosing to work with you. I see people add their business entity/position to create credibility, EX: " Ceo, Owner, LLC, Etc

I believe testing is also key, experiment with different formats and see which ones convert the best. As long as they showcase your credibility and value your on the right track. Hope this helps, Cheers!
