So he's willing to take an 18% haircut to avoid paying a 5 or 6% realtor commission?  Seems a little fishy.  You know the old adage--if it seems too good to be true it probably is (...course, that could be why I don't have more deals going than I do).  You might ask for personal or professional references to get a better feel for the guy.

Hey Jon, welcome to the site!  With your enthusiasm I'm sure you will get a lot out of this community.

My advice would be to clarify your goals and start networking. Once you are laser-focused on where you want to be you can figure out how to get there, no different than driving somewhere new. Once you have that figured out you can tell everyone you know where you're trying to get. Ask people you know if they know anyone who can help you get there. Attend local REI meetings. Strike up relationships with folks here on BP. Don't expect things to simply fall into your lap--you've got to be willing to grind it out.

Hey John, welcome to BP!  This is a great community where you will find a wealth of diversity and a whole lot of diversity... except from me.  I too am a Navy pilot stationed in San Diego.  Only been here a couple months this time around but was here from 2010-2013.  I'm guessing you are a helo bubba from all the talk about Jacksonville.  I am a Hornet guy.

There is a meet up on the evening of May 6th for interested BP members in the San Diego area (link) just to get to know each other and share ideas.  I plan to make it; you should too.

Anna,

  If you don't get leads here you might try the technique mentioned on a few different podcasts: go to your local home improvement story early some week day morning and see who is diligently getting all the necessary materials for the day.  I've never tried this (I live in a pretty small town) but it seems reasonable.

Hello Genevieve,

There are as many ways to find deals as there are people looking for them: you can work with a realtor, look over the MLS, scan the internet, send yellow letters, attend local REI club meetings, go 'driving for dollars', knock doors, make cold calls, post bandit signs, etc. It really comes down to what method(s) best suits you, your preferences, and your available resources. Either way, you'll need to actively pursue this; deals are not just going to fall in your lap, especially in a saturated market like SoCal. I recommend you let everyone you interact with know what you are pursuing--you never know who may know someone who knows someone else that can end up helping you make a deal down the road.

Welcome, Jeff!  I am moving to San Diego in March and have similar interests so perhaps we could meet up some time.
