Concur with @Federico Gutierrez the $50K deals, especially for an out of area investor, would be difficult to stomach.  Quite the outlay of cash for the headache.  

@Amado Torres Welcome - Cleveland has many areas of interest to out of state investors.  Finding a profitable deal has become difficult but not impossible, make sure you do your due diligence.

I’d say you need experience first before you start pursuing outside money.  Go with a 2-unit that needs work, try to do the work yourself for experience.  Trust me the first year will fly by.
