@Uri Gofman is correct. The scarcity of available product is unbelievably minimal.  Off market deals are available but the sellers realize they do have control and likewise driving the price out of range.    

@Ryan Cleary Highly recommend and a great choice using Carmela from Cleveland Mortgage, she has done a number of refinances for me.  

I know this is possible on the residential side as I have inquired about the terms with for the refinancing with a traditional lender - there are specific criteria that has to be met.  Would think possible for the commercial side but check the criteria for lending with the bank.  Sounds like a great opportunity good luck!

Welcome aboard - Cleveland can be a friendly investor haven but as always there are questionable areas.  I always use the philosophy that if I can go collect rent in-person (if needed) I'm all in for that area.  Also, if my better have approves as well.  In non-Covid times we do host a monthly meet-up in Independence Ohio and post notifications on BP.  Carry on.

Currently using COZY and have been for 5+ years - very user friendly for rent collection.  The screening they offer works well.  There's even a portal for tenants to initiate a maintenance request.  Overall highly recommended.

@Anthony Robinson probably best if you both met with an attorney to discuss the proper agreement that works for both of you.  House hacking advantages are tremendous if you are both on board.  Good Luck!

@Philip Gumpl Welcome aboard, this is a fantastic source for all things REI. We do have a local meet-up (when the Covid issue) in Independence on a monthly basis - watch for notifications.
