Each free and Plus user gets 5 uses of the calculator before being asked to upgrade to Pro. You are able to access your old reports by going to this url, unfortunately if you're out of free reports you won't be able to edit or create more reports.

If you are looking into Jacksonville, FL market I would recommend to take a look at Middleburg, FL and Yulee, FL. They are two emerging markets in that area. 

Middleburg is a suburban community located in Clay County, just 25 miles southwest of Jacksonville. It has a population of around 15,000 people and is known for its small-town charm and strong sense of community. The area has seen steady growth in recent years, with new housing developments and commercial projects being built. This has led to an increase in demand for both residential and commercial properties, making it a great opportunity for investors.

Yulee, on the other hand, is located in Nassau County, just 15 miles north of Jacksonville. It is a rapidly growing community, with a population of around 13,000 people. The area has seen a significant influx of new residents in recent years, thanks in part to the opening of several new housing developments and the expansion of major employers such as FedEx and Amazon. As a result, the demand for both residential and commercial properties has increased, making it another great opportunity for investors.

I would personally not recommend BatchLeads. The company gets more and more greedier over the time. They have raised their prices double over a few months period we have been using their platform. Since you have skip-traced lists with them you pretty much locked. If you cancel your account all your data will be lost. Also there is strict no refund policy, even from your wallet. You will have to go and leave any unused amount you got in your BatchLeads Wallet. I like the product but their policies drowning them down in competition. I hope they will see this feedback one day.

Hello guys. The newbie question here!

I’m currently looking to buy my first fix and flip property and had a question about initial estimate repairs cost. 
I’ve heard it’s the best to have the same scope of work passed over to several contractors and compare their estimates apples to apples. But how you get that initial estimate to price the deal right at the first place?
Calling an inspector for every walkthrough could be quite expensive, and calling contractors for every walkthrough could be quite exhausting for them. 
Or Maybe I’m looking at the logistics at the wrong angle? Please feel free to share your workflow when you don’t have a trusted contractor yet, and a lot of experience. I would appreciate the help.
