Just wondering ! Why doesn't this interest anyone ?

Come on 10% cash on cash return plus a built in 10k equity on top of adding a "rental unit" in your portfolio worth 135k for 22k !

or do a wrap around in 6 months and get out of the picture getting the mailbox money.

This is a great 'Sub to' deal:

ARV: 135k
Repairs: 0
Selling price: 125k
CASH NEEDED: $20,000 + closing cost (You can take over the payments with a principal bal of 105k)

This is a great 'sub to' deal that I want to wholesale. Get your hands on a $135k SRF with $200/month cash-flow and 10k of build in equity investing on $20k cash.

A qualified buyer will give $2,000 earnest money deposit and close in 14 days.

I am quite curious why aren't too many people recommending outsourcing it to Patlive or some other service provider ? Assuming you want 4 deals a month and expect 40 calls, at 5min a call (that's a lot assuming hang ups and short calls) Your looking at $180/month @ $0.90/min.

The person who takes the call will be in peace at office in front of the computer reading your script & Filling up the info in your CRM.

What plan do you use ? Platinum $97/month is quite expensive.

How big is the group ? Do most of the members run their business on Auto mode ? What are the few best things about joining ?

 You are generalizing all wholesalers and it sounds like Donald Trump ! Wholesaler might give you their numbers to the best of their ability, its your responsibility to do the due diligence and get the numbers right !

I agree some are too pushy but its not good to generalize !

Your buyers will appreciate a detailed repair estimate but thats pretty much it. Obviously they won't take your word for it and have their guy estimate it before buying.

Also, you job as a wholesaler is to find deals and get them under contract with ARV & repair estimate to the best of your ability. But its not a something that should stop you from doing a deal.

Also if everything is so confusing, why don't you take someones help ? Partner with someone and let them walk you through the process for a 50% deal. I guarantee you you'll find more than a few seasoned investors will help you.

Assuming you are committed and stick around in RE for a few years, (which means you ll do several deals), 50% of first few won't matter in the long run.

Remember, "Even 10% of a great deal is better than 100% of no deal" You are still getting 50 !!
