1) If you are willing to share the name of the company, may be someone will verify the credibility.

2) Does that marketing service/ REI have a legit website ? Is he/she on BP/FB etc ? I am sure if you spend enough time going through the person's bio/past activities/posts you ll have a idea if the person is legit.

Just google and look for the info at the right places. If someone has been in this business long enough, you ll find enough information to figure it out.

Lastly, follow your gut ! If you feel it'll work. Go for it.

Whats the rehab time ? and how are you planning to finance the rehab cost ? I hope that's included in 65k you mentioned.

Most importantly, whats the ARV ? A lot the decision making depends on how much margin of error you have and how much do you want to pay yourself for your time.

@Account Closed: Firstly, I am sorry no one responded to this question for months !!
Secondly, It is very important to have a LLC and its pretty cheap to set it up. But you want to do it from the money you make after your first deal.

I've seen a lot of people print business cards and register LLC ending up not doing anything. As far as your professionalism is concerned, its all good once you set up a reputation with the seller. They trust you, not the LLC you established for few hundred dollars.

Since this post is from August 2015, I am curious what did you do after all ? Did you set it up ?

Also, how many deals did you close so far ? and did you learn (or) start rehabbing/flipping ? :)

Its weird how the article suggest renting on the basis of income and not the investment size, interest rate, appreciation, historical value etc.

A common man with little financial education would seriously be misguided with such little information.

Wonder how would the economics work out for the property owners ?

1) Since the retail value was 130k, what was your first offer ?

2) Did you buy it cash or financed it for 120k ? Sorry a little confused..!
