Did you get a answer to that ? Does anyone know if "Seller side only HUD" is legal in Texas ?

And Why isn't it that popular ?

We are in a great city with respect to Real Estate. BP will provide you with all the necessary resources and I wish you good luck :)

My honest piece of advice is:

  • Focus on either wholesaling or flipping or buy and hold. If you have a deal, choose any of the strategies but don't focus on all 3 when you target your motivated sellers.
  • Educate yourself well. But don't over educate. Total amount of learning from your 1st deal will outweigh everything you learn before that.
  • The highest amount of time wasted is when you don't follow up. Make sure there is nothing that you forget because you overwhelm yourself with work out of excitement.
  • Don't hesitate to give low offers (I am struggling with that). People always want a lot more for their property than what its worth.
  • Don't quit before doing your 1st deal. You won't quit after !!

85k or under ! Is that retail value ? or Are you looking for a flip with a purchase price of <85k ? or looking for a buy and hold in that price ?

I spent quite some time getting that list. But the clerks gave a little hard time. The only way they suggested me doing was to search for the "City of san antonio" liens in the deed records and look at each document to get the address. Thus I dropped the idea !

However, that's 1 way to do it ..!

Did you keep in an eye on the property to buy it from auction ? Or did you just dropped the idea and moved on with the experience ?

I am about to start digging into a property whose owner is in Jail (That's all I know for now) This thread has been very helpful. Thanks !!
