Still, even with a 20k rainy day fund 30% is a good chunk of cash. Does anyone see the USD gaining strength against RMB in the near future?

I actually bought the gold and she paid cash for the rent. Thought it would keep the books cleaner.

I bought my first gold yesterday. I had a tenant that only had 1/2 the rent due and off the cuff asked if she had any jewelry she'd like to sell. I've never bought any gold and don't even own any jewlery.

I have a small gram scale I weighed it with, went off the engravings for purity info, and Google'd current gold rates. I paid her half of what Google said was the value. I'm thinking that I'll even hold onto the gold.

What are your thoughts in what and how I did?

Last year when I went over to China the exchange rate was 7/1 and 12 months later it was 5/1.

What do you think about holding savings in a different currency? A while back i heard there are two Chinese banks with US branches that will hold your cash in RMBs. The way I see it I lost 30% of my savings last year.

Thoughts?

You can finance the property using money in your SDIRA as a down payment.

It's is based on what the tax card states.

There is a lot of distressed (cheap) property in W.Mass you just need to know the area that you are buying and more importantly which areas to stay away from. Areas of Springfield/Chicopee/Worcester can be rough.

I get the W9 prior to issuing a payment to a contractor that exceeds the yearly limit. Sometimes this is at the beginning of a job, half way through, or after a couple jobs. No need to issue one before the work starts, plus it is a little motivation to fill out the form if they know a check is being held until they do.
