Hi! I need to rehab a single family house, split it and add a JADU. Also convert the detached car garage into an ADU. I've been burned by people that i've hired in the past. I'm looking for recommendations for a construction crew, electricians, plumbers, drywall, fence etc.

Closed on a 4plex in January of the MLS, had to evict 3 tenants and covid happened! After some negotiation we ended up doing cash for keys. Have been rehabbing the place one unit at a time.
SFR of the MLS in March and did a BRRRR on it.
Looking to acquire more :)

Wouldn't it be much easier for the government to assist with rent payments to tenants that might have been financially affected by covid?
Tenant would show proof of hardship, landlord gets paid by govt, mortgages and all other bills gets paid up, etc.
And if you already had an eviction in progress, can actually get it done.
Any reason why govt hasn't done something like this?
Is there something we can do as landlords to propose it?

Thanks @Rob Moran -- This is horrible, tenants are living for free, destroying the property and nothing we can do. Wonder if evictions filled before this State of Emergency happened will have some sort of priority once courts open. We still have to pay the mortgage and all property services.

Hi BP, hope everyone is staying safe and healthy!
SITUATION:
Bought a 4plex (Riverside county, CA) in December. End of January we had to file for 3 evictions due to none payment. 2 Writ of possession were issued by the court but they didn't get mailed out on time and courts closed. The other one has been set for trial.
Saw this article that landlords in Upland are suing the city and therefore they are going to repeal the ban on evictions.
Does anyone have any further information for filed evictions prior to Covid?
