Honestly, All I need an agent for is to open up doors to properties and write up offers. Most of the agents i deal with do not understand REI, Expect the ones that invest themselves; and in that case, they are buying good deals for them. My advise is to learn how to research the market and evaluate your own deals.

In my opinion REI is 10% dealing with physical property and 90% dealing with people. If you surround yourself with good people, the rest is easy. So don't give people second chances. If they screw you once, they will do it again.
