Hello @Brent Willey and welcome to BP. I m from Edmond, OK as well and joined BP about 3 months ago. I can tell that what I learned from this community in the last three month equals what I learned in the last 2-3 years in real estate. UPADTE- Seller asked me to ammend the contract to state that she will be keeping full proceeds from roof claim she recently made. Allstate issued her a check for $6900 which i did not know untill the contract was signed. I was able to convince her to lower the price by 3k and let her the proceeds. Retail price for the roof is about 8k. Im able to do it for $4500 since i hire my own crew and buy my owm materials. Win win, or did i make a rookie mistake?????

Thank you all so much for the input. I have a signed contact at 50K. I think I can do the rehab project for 10K and wait on the roof. Few things I learned about the house that made me excited about the deal. The house has New siding, updated windows and the Heat and air is 6 years old. It backs up to a good elementary school which makes it attractive for renters. Similar but recently remodeled house next door is listed for 125K (I know that does not mean much since it is still in the market). in 6 months, I plan to refinance and get my full 60K back (Thanks @ for the input) and still cash flow close to 100/month.

Need help making a decision on an offer. I m looking at a 1250Sqft house 3bed/1.75 bath in the oklahoma city south side area. House would rent for $850-$875 when rehabbed. House needs 15K in repairs (Paint, flooring, roof, bath remodel and light pluming). Insurance and Taxes are $2400/year. Thinking 50K cash offer. Please let me know what you think about my numbers. Anyone knows a good, investor friendly CPA in the Oklahoma City, Ok Area? I need someone to do my taxes this year and ammend last year. My taxes are getting too complicated for me to do. I appretiate your advise.

My wife and I went to see a single family home that was put up for sale in our old neighborhood to add to our rental properties. The house was obviously owned by someone that at one point had a heavy smoking habit. The walls had stains from the years of smoke and the carpet that was probably at one point beige was discolored to a grungy brown. There were rails bolted to the walls to help someone that was probably not capable of walking unsupported throughout the house. However that was not the worst part of the experience. The house felt weird, and a sense of unease went through us both as we entered the back room. It was cold despite the lack of AC in the middle of summer and the room still smelled heavily of smoke, despite the year that it was on the market and the lack of smell in the rest of the house. The incident was so creepy that my wife bolted from the room without saying a word and I followed, as her reaction spooked me as well. She said emphatically, that she felt a cold presence that haunted her and made the hair on her neck stand on end. We later came to find out that the home was put up for sale after the owner had passed. To this day my wife is convinced the lady died in that back room.
