I have to disagree with you Stripper analogy and that advise from "Professional Advisors" is better advise from people that are knee deep in field with hands on experience. The best coaching and advise I have ever gotten in REI was right here for Free.

Kids went to both school systems. Both are really good especially for elementary and middle schools.

Hi Sara, I have actually gotten three calls on the house for owner finance. I m considering that as an option as well. I have never done one so not sure how the paperwork/contract work. Thanks for the advise and encouragement. I m also a big fan of refi at 70% AVR. I just love have so many options and having the ability to change my mind (which I do a lot according to my wife). So here is where I stand for now:

  1. Sell the house (in 30-60days)
  2. Rent it at around $1050 and refi in 6 mo (in 30 days)
  3. Rent to own

@Mike Hurney 109K is prolly a 60-90 days sale price. Plan B is rent. Assesses value is 51K. It dropped from high 90's last year because the house looked abandoned.

Its been listed for about a week now. I have had one showing. If it does not sell, I can easily rent it for $950-$975 and relist at a later time. BUT, I do need it to sell :-)
