I submitted an offer on a REO by Chase Bank. They made me re-submit the offer 5 times due to issue with how my name was signed, address of the proprety not listed on every page and other silly things IMO. I stayed with it until i got it approved. Then at closing found out that the company that maintained the proprety stole the AC unit and stove ( i know it was them because they dragged it across the floor and ruined the carpet as well...). I did not want to re-negotitae with them or make any claims. Now, the house has been cash flowing for 2.5 years. :-).

Congrats on the first purchase. I always think that a break-even senario in the first year of any business is a win. So as long as your cap rate if higher than inflation, you are doing good and have nothing to worry about. I say that because, the learning expoerience you gain is so valuable. My first rental cost me 91K in 05 and rents for $900 today. But i managed to improve my returns by quite a bit every single time after that. I would like to know how everyone is tracking towards their 2014 Goals. 75% of 2014 is gone. My 2014 goal was to purchase 4 properties and have purchased two so far and have a third under contract. So I am 75% to Goal! What’s your percentage to Goal??

@Rhett Tullis . Its a 1500sqft 3/2 two car garage. Its on the south west corner of Macarthur and expressway on N norman Rd.

Traditional financing from a Bank. House can bring $1000 im rents with 8-10k repairs. Thank u for the input.
